Leasing Momentum Continues at Cross Keys with Signing of Groove Commerce

April 12, 2022 – BALTIMORE – Caves Valley Partners announced today that it has signed a seven-year lease for approximately 10,000 square feet of office space at the Village of Cross Keys with Groove Commerce.  This deal is one of a half-dozen leases signed in March at the property, totaling nearly 30,000 square feet.

Groove Commerce is a full-service agency that designs, builds, and grows websites for leading eCommerce brands. Focused on driving measurable impact, the agency maintains a roster of enterprise clients, including Dippin’ Dots, NASA, GE Appliances, Hess Toy Trucks, and more. This move marks an exciting next chapter for Groove Commerce as it continues to shape the future of commerce.

“Cross Keys is the perfect location for our new headquarters,” said Groove Founder and CEO Ethan Giffin.  “We were seeking an updated location and a historic property in Baltimore City, with easy access to the County. I am confident this space and its amenities will support our vision for in-person, hybrid, and remote work. Arsh is a true change maker in Baltimore, and we believe in his vision for Cross Keys’ new era.

“Groove Commerce is another great example of Cross Keys’ appeal to growing businesses,” said CVP Partner Arsh Mirmiran.  “We love the energy, culture, and value they bring to our redevelopment effort. I’ve had a long-standing professional relationship with Ethan dating back to our mutual time in Federal Hill and am excited to have Groove Commerce join in this revitalization.”

Construction on the Groove space will begin this spring and is expected to be completed and occupied this fall.

Other office deals signed last month at Cross Keys include an approximately 9,000 square foot lease in Village Square with New Story Schools and a 5,000 plus square foot lease in The Quad with Calvert Medical Group.

“This group of tenants is a great example of Cross Keys’ appeal to local businesses,” said Mirmiran.  “From medical office and professional services to venture capital and tech, the revitalization of the development is attracting businesses of all types and sizes.”

Matt Mueller and Dylan Bozel of MacKenzie Commercial Real Estate represented the Landlord in all of these transactions.
